termite inspection rights of purchaser

just found out house has major termite infestation and the home was inspected a year prior to the sale. not right before like it should of been. do i have a legal claim against either the real estate agency or the seller. cost $1800 to have tented. plus the cost of repairing damaged areas.

You do not state how long you have owned the house. The longer it has been since you purchased the house the less likely it is that the seller, realtor or inspector are liable.
