Timeline on refinance

May I refinance my home immediately after purchase, or is there a waiting period. Or if I assume someone elses loan do I need to wait to refinance.

There is no "law" against refinancing. However, your loan may have a prepayment penalty, which states that if you pay off the loan prior to a specified period of time (2 years is typical), you will pay 6 months of interest in addition to the principle. Read the loan documents carefully.
