How can I get a title report on land in kern county Ca. i have the legal description and location.

If you request a "Property Profile" for a property, including any deeds or notes filed against the property, the title company cannot charge for that. They prepare them for Real Estate agents all the time at no charge, and must, therefore, provide the same to the public.

Where there might be a cost is a "Preliminary Title Report", which in essence, is an offer to provide title insurance subject to any disclaimers in the Title Report.

Depending on what exactly you are looking to find, one or the other may be required.

The usual way is to contact a title company doing business in Kern County, and for all intents and purposes that would mean one located in Bakersfield. Any Internet Yellow pages or search engine should turn up a few.

In most instances you'll have to pay for it, and the charge will depend on the location, size and complexity of the chain of title, and perhaps how recently the title company has done the work, i.e. how up to date their search files are on that parcel.

Occasionally a title company will do the work free if they sense related title insurance or escrow business.

Title and escrow practices vary from county to county, so my experience may not reflect Kern County practices.

It is also possible to hire an attorney to do a title search, but the usual way in California is to use a title company to dig up the information then have an attorney review and advise on any peculiarities the search has turned up.
