Legal Question in Real Estate Law in California

A different type of real estate agreement

In 1989 we purchased real estate (homes) from my wife's grandparents. We allowed them to live in one home free, The grandfather past on a few years ago, while the grandmother remains. Recently, one of her son's left his wife and moved in with his mother and now resides in the home. We have no agreement with him but do not care if he lives there as long as his mother is alive. After that, he would have to pay rent or move out. He has done some maintenance to the property scince moving in. My question is: Can either of them lay claim to the property now or in the future? Is there something we need to do to maintain ownership? (we pay all taxes and mortgage payments) Any other things we need to consider? Thanks for your help,

Re: A different type of real estate agreement

You said you purchased it. If that is the case then it is yours and they have no claim. If part of the deal was to allow the grandma to live there the rest of her life then she still has that right but the son has no claim at all.
