Legal Question in Real Estate Law in California

My uncle has transferred some land into my son's revocable living trust with a quitclaim deed. I thought everything was complete. Now Los Angeles county wants a copy of my trust. Do I have to provide it? It seems invasive, and it will not be cheap to mail. Thanks

This sounds really odd. I wonder if some essential facts are missing. YOUR trust should not come into play. What county department is making the inquiry? Also, I'm a bit surprised that you should single out the cost of mailing. Very few trusts would require more than a flat rate priority mailer. Don't send the original, make a copy - but don't send anything until you figure out why your trust is relevant to your son's trust. Is the uncle trying to dispose of property to evade a MediCal obligation? Something unsaid here.

It sounds like to me that a Preliminary Change of Ownership form was either not provided at the time of recordatin of the quit claim deed, or it was not correctly filled out. It sounds as though the County Tax Assessor is trying to find out if the transfer was really into a trust, which would qualify it for an exemption from reassessment, or is bogus.
