Legal Question in Real Estate Law in California

I'm renting a commercial space,and I use to share the electricity with the people in the bassement.

Now the electricity is on my name and those people moved out,the building got sold to new people,and they started using my electricity,for about 5 months and they don't wanna pay me.

On my lease it says that I'll be sharing electricity with other tenants,but now they breach that by not paying their share.

my question is can I get them(the new landlord)to put separate meters,for me and the rest(it is the landlord who is using and permitting other people to use my electricity)

Please tell me what can'I do in this case period.

Take the other tenants and the landlord to small claims court for their share of the electricity bills.
