Is a verbal lease binding?

I was in a one year lease that ended May 31, 2001. My landlord and I decided we would continue the lease for another year. He said he would bring me a revised copy to sign. I gave him 12 checks to cover the rest of the lease. He never had me sign the lease then I had a financial situation that forced me to vacate March 31, 2002. Do I owe hime for the next 2 months or not?

Can he charge me for carpet damage on carpet that is 15 years old and faded. (the aditional damage is pet stains and burns)

When you continue a lease without signing a new one. The lease is continued as a month to month tenancy on the same terms and coditions. Give a thirty day notice and stop payment on the last one or two check(s).
