Legal Question in Real Estate Law in California
I am waiting for foreclosure letter. someone has asked me to let them talk to lender to get house at reduced price.... and pay me a small amount to then sign title over to them. They say it will save me foreclosure on my record. But, I don't understand this.... and am afraid of being on the street soon..... are deals like this legal? Are these just sharks?

Run, don't walk away from this. Read the California Department of Real Estate's website - scams like this a rampant right now, and they are just that - scams! Do not sign anything, do not accept any money from them. You need to consult with a real estate attorney in your area before doing anything further.
