Legal Question in Real Estate Law in California
I have water damage caused by the water heater of the unit upstairs which is owned by an investment company and the unit is currently in escrow as tenant occupied. My insurance won't cover building only contents. What should I do?

You really should see a local real estate attorney right away. You may be able to file suit and record a "lis pendens" which attaches to the property being sold. That will likely result in quick payment.
