Legal Question in Real Estate Law in California

Water damage due to faulty fire sprinkler system

I am moving into a new apartment, and I was told by the landlord that in the event that the fire spinklers were activated due to a faulty fire alarm system, the landlord would not be responsible for any damage caused to my belongings (i.e., furniture), but would only be responsible for the things provided by the landlord (i.e., carpeting, damage to the walls, etc). Is this true, or would he be responsible for my damaged possessions as well?
