Can a widow seller be forced after signing a binding agreement with a buyer if the sale will force the poor widow to be homeless? The widow was manipulated by a friend who factored into the deal his own 5% commission. Widow has no remembrance what exactly friend had her sign, but guessing widow gave him permission to be in charge of dealing directly with buyers. Widow had no idea of the value of her home and is probably $20,000 plus under market. The manipulative friend and buyer are pushing her to close quickly. Her 20 year old mentally ill daughter receiving SSI will together be homeless with her. These savie buyers acted quickly (within hours) of the "Craig's List" add placed by the manipulative friend. Buyers made a four hour drive from the San Francisco area next day to seal the deal with a $1,000 cashier's check (loan/deposit) to widow to clean up her place. Widow told Escrow Officer and buyer deal was off (Thursday). Today, Monday, buyers drew up escrow papers and signed with the expectation that widow would change her mind (after being informed they would pursue this with their lawyer and take her to court) and sign the papers. Timid, easily manipulated widow is my sister and this is so wrong. But the very angry buyers have spent money for inspections. We are not unwilling to reimburse them for deposit and legitimate expenses, but they want the house now so they can get their crew started. Advise, please.
