Legal Question in Real Estate Law in California

my wife and I jointly own and rental out a house. I wont to sell it, but my wife don't. what's my right?

Ask her to buy out your share. If she won't agree or can't come up with the money, then a partition lawsuit would be a way to force the sale. That should be a last resort because those lawsuits can be costly and partition sales don't always result in the best sale price. Talk to a real estate attorney.
