Year to year lease, rent increase

I am leasing a house property on a year-to-year basis. How much can i increase the rent?

During the year that the house is leased the lease controls the amount, if any, that you can raise the rent. Each year when the lease is being renewed you can raise the rent without limit unless the lease has a limiting factor or there is a rent control ordinance in effect.

Dear Sir or Madam:

The lease specifies the rent. When there is no lease and no rent control, there is no limit to rent increases, other than the limits dictated by ethics and decency.

I know of no rent control in Colorado.

So long as you are not in a rent controlled area, you can raise it as much as you want. Of course, kf you raise it too high you'll lose the tenant.
