Legal Question in Wills and Trusts in California

I have tried to help my elderly Mother of 78years. I offered to pay the taxes on her house and to get her out of dept with the government. She will not let me, she believes that I will throw her out or put her in a old folks home. She will not give me power of attorney or any other rights. She is forgetful and has recently had heart problems. I am the third in age out of 4, but I am the only one willing to take action on this. What can I do to get power of attorney over my mother and to save the house from certain doom!

you should retain an attorney and file a petition with the superior court to become conservator of your mother's person and estate.

You can file for conservatorship for her, if she is unable to care for herself/her assets, or nominate a conservator to do the same.
