Are there conditional ownership of land definitions that can bee applied to a deed?

I want to include my wife on some deeds and want her to assume full ownership in the event of my death, but while I am alive, I don't want her to have any authority over the land. This applies to land in both Minn.and Az.

In California, you would only be able to do what you wish by establishing a trust, transferring the property to you as trustee of the trust and naming your wife as the beneficiary of the trust. However, since real property is located in Minnesotta and Arizona, you need to ask an attorney in those states as each state has different laws related to real property ownership.
