Legal Question in Wills and Trusts in California

Very confused between local court rules (San Luis Obispo County, CA) and CA probate rules. I decided to open probate In Pro Per about 9 months after my mom died (had to wait to save money, etc). The house was appraised through the Probate Referee on 3-5-13. My mom passed away 2-17-12. More than a year has passed since her death, but not since the appraisal. What I am reading is that since the appraisal uses a valuation date as of the date of death, if one year has passed since her death, it has to be re-appraised; but I just had it done. Do I have to do this again?

You are advised to hire competent probate legal counsel in your area to assist you; the lawyer can be paid out ofd the estate; you have quite a long ways to go in the probate process to obtain a saleable title to the property should you want to sell the asset. The lawyer will know how to resolve your perceived conflict between local court rule and the probate code, and carry out the probate process.
