How to fix a grant deed that has the wrong APN on it?

First, there are a few things you should know in advance. My apologies if you already know them. The APN (Assessor's Parcel Number) is NOT part of the legal description of the property.

The wrong APN does not affect title to your property. However, listing it on your deed is used as a reference by the County Tax Assessor. It is not a difficult matter to record a corrective deed if the buyer and seller are willing to do so. If one of these parties is unavailable, the matter can still be resolved without going to court. However, this is not a do-it-yourself job. Your attorney should know the correct language that should be used in to make sure the public record clearly and legitimately reflects the correction. In some cases, depending on circumstances, a court order reflecting the correction is prudent. The court order would then be recorded, so that the correction shows up in the Public Record. The cost of obtaining such a court order, assuming one is needed, is usually quite affordable. Let me know if I can be of help.
