Legal Question in Wills and Trusts in California

My friend passed away in November and named me in his will as executor. I contacted an attorney who is of no help. I was honest and estimated $40,000 for contents and $350,000 for the house. The house is in a trust belonging to my friend's mother. My attorney was supposed to name me as successor trustee and transfer the house to my friend's estate. To date, the attorney has done nothing about the house and I told him there is no insurance on it and he seems to not care. I received a letter from him Friday asking me for the inventory and appraisal. This will honestly amount to $15,000 not $40,000. He did not mention the house, nor did he ask for my expenses. Getting the contents appraisal cost me over $2,000; inventory another $1,000. #1) Do contents need to be inventoried and appraised? #2) Do I get paid my expenses before he get's his 4%? This is such a small estate, my friend had no life insurance or bank account and the contents of the house are nothing but swap meet junk. #3) What if I refuse to spend another penny on appraising the contents and inventory? I don't want to fail as the executor. I've sent pictures and vidoes of the contents to my attorney months ago. Please help.
