Legal Question in Wills and Trusts in California

I was granted limited authority to adminster my mother's estate. The real property which is really the only assets is schduled to be auction off on 9/19. I need to get permission from the court to sell. This case has become very difficult because there are 5 siblings, everyone is in agreement, except one, the problem is the troubling heir has faught me all the way and is diffucult to deal with. The 1st accounting is still not completed and the heir refuses to sign a wavier of accounting so the court is asking me to come to court and explain why I shouldn't be sanctioned at this point. I would like to be able to trade the house for keys to avoid an eviction. If anyone has any advise I will appreciae it. Thank you
