if you are granted someone's trust that is not a family member just a friend are things different?

Please clarify what you mean by "things" as well as "grant"? Are you a beneficiary or a trustee?

As a friend and not a child you dont get the benefits of Prop 13, so any real estate will be reappraised by the good folks at the assessors office.
