Living trust want to change name on house mom has outstanding loan, we're making payments on the loan.

If the house is now in the trust's name, the trustee would have to execute and have notarized a quitclaim deed in favor of those to whom the trust is giving the house. The lender should be made aware in advance and give its approval before doing so, however. You don't want to be caught by surprise after the fact!
