if a living will states that one person gets everything including a home after the person dies, but the title for that same home has a different beneficiary designated on the title. who has a legal right to the home?

A will is for the transfer of a person's assets. However, CA now permits what is called a Transfer on Death Deed, which sounds like what happened here. If the TOD Deed was legitimate, then the house is no longer part of the Estate and not subject to the Will. You should talk to an attorney who can review the documents and advise you what options, if any, you may have.
