A man i know ten years ago had his mother, on heavy doses of morphine cuz of cancer, and later his step father who was in advanced alheimer's sign their property over to him and his wife and he has been collecting rents on the property ever since. Does the statute of limitations begin to run at the onset of the fraud or does it continue to run as long as the fraud is going on.

The only one who can file a civil suit [aside from the AG acting as to elder abuse] is someone who is damaged by the fraudulent acts. If he would inherit the property upon hs step father's death, if the step father has died ther is no one to sue except perhaps the person appointed administrator ofthe Will by the Court, but who is going to file to probate the estate? If his step father is still alive is there anyone who is his guardian? I suspect there is no one who is in a legal position to contest what has been perhaps done.
