Legal Question in Wills and Trusts in California
My mom has very little to her estate. Basically just the house. She wants to be sure to leave it to me and my two sisters. It currently is valued at maybe 160K. What we would like to know is there anything special that needs to be done for this? She is still healthy and God willing will be around for years to come, but my father died of cancer not long ago so we have to be prepared.

It is probably worth putting the house in a simple intervivos trust. No sense in going through probate for such a modest estate.

Mr. McCormick is correct - a simple revocable trust will be the best and easist way to handle your Mother's house.
