Legal Question in Wills and Trusts in California

my mother passed on october 17, 2010

she left a unfurnished house in philadelphia which the bank has a lien on / foreclosure. I have no interest in the house for I reside in california. What do I need to do too resolves this with the bank as she has no other creditors

I am sorry for your loss. If the house has no equity, and she has no other assets, the simple thing is to let it go into foreclosure. If she has other assets in her estate, however, you would need to consult with a PA attorney about how any unpaid balance is handled in PA after a foreclosure sale. In CA the unpaid balance is uncollectable after a foreclosure unless you go into court and get a judgment first, which lenders do in less than1% of cases. PA may be different, however.
