Legal Question in Wills and Trusts in California

I have been named as the sole beneficiary in a Will/Trust of a condo. The administrator has refused to hand over the keys, and collects $100/mo.from the estate for paying association and utility fees. Meanwhile the condo is depreciating.

At what point is/was the condo mine?

How can I get the administrator to administrate the Trust?

If he doesn't do his job, what can be done?

Second in line to administrate doesn't want the job. Now what?

If court action is necessary, is it costly?

If the administrator is not doing the job and won't resign you can petition the court to have the administrator removed.

It is possible that the fees you incur can be ordered to be paid by the trustee.

You should gather copies of the trust, etc., and all correspondence and consult with a local attorney.
