Can I use the Power of Attorney or appoint an Attorney on the minor�s behalf to sign a Quit Claim Deed?

A poer of Attorney merely allows you to exercise the powers the person you are representing has but can not exercise right then for physical or other reasons. So if as a minor he can not sign a quit claim deed because it is not binding on someone under the age of 18 [unenforceable], someone holding a POA can not sign either.
