Legal Question in Wills and Trusts in California

Property

We live in the state of California. My grandparents have done a reverse mortgage on the house. Their children and myself are to receive whatever is left over of the equity when they pass. They have now decided I may have the house when they pass if I want to pay whatever is required. What do we need to file to have the house go to me?
