Legal Question in Wills and Trusts in California
Real estate gift to adult child by parent, prior to parent 's death
Three years ago my 89 year old mother gave me 1 of 2 houses that she owned outright in California. The conveyence was recorded with the county recorder. She has a inter-vivos trust in which she gives the house that she currently lives in to my older brother. Prior to the time that she conveyed title to the house that she gave me, I did not own a house or any other real property. My brother currently owns a home, also, in California. My question is; will there be any legal complications because she's given me one of her 2 houses prior to the time of her death? If the answer is yes, is there anything I can do to correct the situation, hopefully before my mother sonner or hopefully later passes away? Also, what is a ''Life Estate Gift'' (I'm not sure if the subject title is correct)? Thank you in advance for any assistance that you provide me in this matter.

A life estate is title to property so long as the beneficiary is living. If she gave you the other house, not the house that she gave to your brother via the living trust, then you are fine. Call me directly at 16192223504.
