does real estate need to go through probate if the value is less than $100,000?

Yes, unless it's in joint tenancy or it's an asset of an existing trust

Not a FULL probate but still some sort of probate Court proceeding. If the value, as determined by the probate referee, is less than $20,000 then there is an extremely abbreviated procedure to use. If between $20,000 and $100,000 then another procedure is used. If over $100k then a full probate. I am a certified specialist in probate law and perform these procedures throughout the state.
