My son and daughter in law have bad credit, do to his loss of his job.I am buying a home in mine and my husband name.They will make mortgage payments on it.How can I protect their interest in this home.The home and mortgage will be in our names until they can refinance in their names.We both have other children from previous marriages ,what ever assets we have will be divided between them at our death. this house is in az

Good estate planning is your answer. You can make a specific gift in your Trust or Will to give the house to your son and daughter-in-law.
