Can you get a reverse mortgage if you have a lady bird deed in California?

California doesn't call them "Lady Bird" deeds. Lay people use this term to refer to revocable deeds, and sometimes also enhanced life estate deeds. You need to be specific as to the underlying transaction for a definitive answer.

This is not a legal question. It is up to the underwriting policies of the lender. Ask your mortgage broker if they can find a lender for you.
