sisters fight for mom's house

My mother died before quit claiming house to me as intended.I have 1 other sibling who''s had strained relation with mom since our youth because of selfishness and disreputable lifestyle. While mom was home under hospice care, sister caused such a stir I called police and sought a TRO. She was detained and placed for 72 hrs. psychiatric evaluation. Mom died 2 days after sister was released and I was unable to get her served with the TRO. Since then I've been busy getting mom buried. The court date on the TRO was set for this Friday but it won't go because she still hasn't been served. My sister has no job, no money, no resources so will surely fight for the house. Just before mom's death I learned of a will. Mom's sister has the original. It seems in 1982 mom went to local attorney, had will drawn up, signed it, had it witnessed by 2 people, but it shows no notary seal. It seems to say all furnishings , jewelry, clothing goes to my sister; everything else to me. I have lived in the house and maintained it since 1991. What are my options? Will I be forced to sell or perhaps buy my sister out? I don't want to move or take on a mortgage. The house is paid for.
