Legal Question in Wills and Trusts in California

Squatters rights

Our farm is in a family trust. My grandmother died last year and my grandfather last month. The trust is split between three people. My aunt who is my grandparents daughter, myself which i am their grandaughter, my father died, and my other aunt who is my grandparents daughter in law, my uncle also died. My mother who was still married to my dad when he died but was not a part of the trust because they didnt trust her with my inheritance. There are three homes on the farm. I was given the big house as a life estate. My mother lived in one home for 30 years rent free and then a year ago moved into the smaller home, still rent free. My grandpa said she could live there but it was never written down. My mother is disabled, on food stamps and is now being evicted by my aunt. Does my mother have any rights? Does my aunt need to get mine and my aunts permission. Please help, she is ordered to leave by may 10 2006
