commercial rental contract

what rights do i have if the landlord asks me to leave only 10 days into my 1 year contract? they knew it was a beauty salon and now they are bothered by my salon odors. i have a air cleaner used in the other saoln i came frombut they say it is too stong, they have closed off my heat 3 days ago because the intake is on my side and goes into their office.we were going to put in a ventalation fan to pull any order out side but they decided not to let me do this and want me to be out in one week. i have ivested 4+ thousand dollars to start up my beauty salon and have no where to go with my clients. what should i do?

Sorry to hear about the landlord problems. Unless there is a clause in a contract which provides them the rather specific right to just unilaterally terminate the lease (which would be both rare and possibly unenforceable), they can't just tell you to leave in 10 days if you are complying with the lease terms.

Normally if you are in default of the lease they have to provide you some notice to correct that default and then proceed with their remedies under the lease (such as eviction or other rights).

As for them turning off your heat, terminating services to a tenant is something landlord's cannot just do without, again, something rather specific in the lease and this may be a breach of the lease of which the landlord could face liability.

You really need to talk to an attorney immediately to review your contract and either pursue a lawsuit or otherwise negotiate some lease termination that is reasonable. Act quickly and good luck.
