LLC V. S-Corp
A group (3-4) of us are looking into starting a real-estate investing company, mostly residential but potentially commercial property. We were wondering which is better a LLC or a S-Corp in terms of liability, flexibility, accounting, and ease. Any insight one way or the other?

An LLC is definitely the way to go if the company is being formed to invest in real estate.
The formalities are less and it is much easier to convert from an LLC to a sub-S than it is to go the other way.
Most importantly, the tax consequences are much more favorable for an LLC when you sell the real estate, but you should talk to a CPA for details.
