The parking lot owners have a legal obligation to make the facility reasonably safe for human passage, but they do not guarantee safety against all actions of others.
The fee for parking when you keep the keys is for rent for the space for a time. There is an obligation of the owners not to directly harm you or your property, but they have no liability for the acts of others off the street which cause you harm.
