Horrible Roommate Issues
I moved into an apartment with a friend about 4 months ago. Going into the lease, we verbally agreed she would get the master bedroom and the garage. We would split the rent 40/60. stupidly, we never put that in writing. When the first month's rent came up, she insisted on only paying 50% of the rent, even though she had already moved into the master bedroom and had used the single car garage all month. I paid the entire other 50%. For the next month, I tried to reason with her and to try to get her to meet the terms of our verbal agreement (40/60). When the next month's rent came due, she refused to pay any more that 50%. That has continued now for the entire time we've lived together. We both have decided we should no longer live together. I told her I will be moving out in 30 days and that I will help her find a new roommate or pay 50% of the lease termination fee. She says she will not let me find her a roommate and will insist that if I move out I continue paying 50% for her to stay alone. If I find someone willing to move in and she turns them away, have I done my part? Are there any legal issues that I could be in violation of if I leave in 30 days? Would I still have to pay my portion of the lease if she stays there?

Stop negotiating with your roommate, and talk with the leaseholder -- the people you're paying your rent to. Make your proposal to them.
