Legal Question in Landlord & Tenant Law in Colorado

Our apartment seems to be falling apart. The plumbing is messed up. The electrical wiring is so bad that we can't use one of our bedroom lights. We want to break our lease but are financially unable to move into a new place. Any advice as to what to do?
