I am a landlord. My tenant and I have a 2 year lease. They did not pay last month's rent. Can I serve a 3-day notice without forfeiting my right to continue the lease?
I do not want to give up my right to go after them for breaching the lease and lost rent.

That depends on the terms of the your lease. It needs rather specific terms or the notice constitutes an election to terminate the lease. Provide the lease to an attorney for review.
