Legal Question in Landlord & Tenant Law in Colorado

i recently signed a 12 month lease on an apartment. The next day i turned the keys back in telling the management i had changed my mind, i never occupied the apartment. They are now trying to hold me accountable for the lease term. what are my rights?

You are liable for the lease once it was signed. The fact that you changed your mind a day later and returned the keys is not relevant.

The landlord is responsible to mitigate their damages, which means they must try to relet. They may very well sue for their losses. What they can sue for depends on the lease terms and their obligation to relet.
