Legal Question in Landlord & Tenant Law in Colorado
I am looking to sublet my half of my apartment. The apartment still will hold me accountable for any damage from the new tenant until the end of my lease. My question is: If I draw up a document and get it notarized and signed by myself and the new tenant that any new damages to the apartment, they will be responsible to pay, would that hold up? I know the apartment would hold me accountable, but if they sign my document that they are responsible, does that hold up?

It holds up when you sue the tenant for any damages that the landlord requires you to pay. It will not prevent the landlord from suing YOU in the first instance.
