Builder's responsibility on a new house.
What responsibilities does a builder have for repairs of existing conditions on a new house after a contract has been signed and the buyer has moved in?
There are four repairs that need to be made 1. a number of nails that missed several joists causing a very creaky floor 2. a sink leak 3. a very noisy swamp cooler 4. leaking guttering. Is there a 1 year warranty on new property?

There is indeed a one year warranty on new construction, although it may not cover the swamp cooler and the sink as those are appliances. The nails and gutters could be included.
As problems go, not too bad for a new house.
