Legal Question in Real Estate Law in Colorado

foundation problems

I purchased my home (valued at over $1 million) 5 years ago, paid for a top inspector and just discovered the previous owners added bay windows to one side of the house (without permits) didn't have adequate foundation, and then hid the resulting cracks with new carpet right before I bought it. We have since have had a serious insurance issue we now believe was related to their work. (the bay windows are 15 wide and from floor to ceiling 3 stories) the previous owners totally remodeled the home 5 1/2 years ago and didn't get any permits but the neighbor shared that they spent $400k on the remodel

the previous owners own two large successful restaurants and we have figured out they used their employees or undocumented workers to do the work...we have already had to fix some wiring mishaps they did....so...what now?

Re: foundation problems

Sorry about the problems. Your rights and the strategies on resolving this issue will depend on the purchase contract, the contract with this inspector, review of the development planning and approvals, review of the nature of the remodel, review of the foundation issues by qualified experts, among other issues.

In short, it is really impossible to say how you should proceed without some initial review of the relevant documents and the home. Feel free to contact our office if you would like to discuss this further. Good luck.
