Legal Question in Real Estate Law in Colorado
Good Morning,
I have to do a certificate of review to prove a realtor was negligent. Does a lawyer have to do this or can I just have a realtor give me a statement saying that the other realtor was negligent?

You need to follow the requirements of 13-20-602 to the letter pro se parties can do this without a lawyer, on the assumption your claims fall under the statute terms. There are some claims about brokers that do not need to be under a certificate of review. For example, claims that licensed real estate brokers failed to disclose hidden damage to a home's foundation walls of which they had actual knowledge. You should discuss this with an attorney to review the claims.
