Must a home owner be over the age of 65 to 'hometead' their primary residence?

Generally no. In CO you do not have to file for a homestead as it is considered automatic on your primary residence.

There are occasionally reasons to file a homestead, but you do not provide enough facts to determine if that is necessary or not.
