House rental
My renter left town and abandoned home before paying last months rent and left items behind. What steps do I need to take legally to stop the lease, change the locks and remove his items. Is there anyway to recover the non paid rent?

If it is clearly abandoned, you may not need to file an eviction proceeding. As to your losses, you can certainly file a lawsuit to try to get the damages. This would require personal service, generally.
