Legal Question in Real Estate Law in Colorado

Landlord and Tenant troubles involving moving to new locale for job.

I and my roommate need to move to Denver due to our new job, but our lease is up in December. We originally wanted to go with a month-to-month lease, but our landlord said it would be better to go with the six month lease instead, and that she would let us go when the time arrived. The time is now, and she will not let us out of the lease agreement. Here is the question: Is it all-right to pack up and move out now, or do we still need to pay the rent each month while living in Denver? Also, if we do move out, is an eviction still possible?

If you simply abandon the lease she may file suit for the rent due together with attorney's fees, court costs, and perhaps other additions.

It is better to try to negotiate with her for a reduced amount rather than just walk off. Perhaps she would settle for 1/2 the future rent or something in that area. It would be cheaper than leaving your C & D deposit behind and worrying about whether or not she will sue.
