Legal Question in Real Estate Law in Colorado

Lease

I am in a 12 month lease. I recently got an internship that will require me to break my lease for just over 2 months of it. The place i live offers 10 and 12 month leases... Unless you know you will not need a lease that long in advance. I did not know you could sign a ''special'' lease prior to me signing mine. I also did not know i would be applying for this internship before my lease was up, but it is required for school. The lease does not have a buy out claus and i have spoken to them about my situation but they refuse to reduce my lease or let me out of it. Also, the Community assts that live here are not under a lease. They can quit their job and leave whenever they want to. The aprtmnt told me they would let me out of my lease if they were at full capacity but since there isn't anybody to fill my place they can't do that. How would this be any different than a military personnel leaving or a community asst leaving? Is there any way to reduce my lease or get out of the months i will be missing?

Re: Lease

They do not have to disclose this so-called special lease and the fact that this internship arose does not suddenly terminate the lease. Military personnel rights are based on federal statute which has nothing to do with your situation.

Review your lease about sublease ideas and start advertising to see if you can get someone to take over during the term. Good luck and contact an attorney as any agreements should be reviewed closely.
