The Legal Status of My Lease

I recently signed another 12 month lease with my landlord. However, she has now told me that she doesn't have a rental license for the property and therefore wants to sell to avoid any fines. She has asked me to sign a month-to-month lease. The 12 month lease I signed has a clause stating that if the house is sold the new owners must up hold my lease. Is my lease still legal and binding even though my landlord has no right in the first place to rent the house to me?

You don't say where you live. I assume it's one of the metro area counties or cities. (Boulder maybe? They regulate everything.) I've never heard of a rental license prior to your query. Check with the building dept. or city clerk of the city or county where you live. If the license ordinance is in fact in place you'll have to see how your lease stacks up against it. For that you will need a lawyer conversant with both. Otherwise, it sounds like she wants to sell and is trying to flimflam you. Please do not take this piece of generic advice as a complete answer. I'm missing some facts.
